TRID Applications & Strategic Collection

The TRID requirements found in Regulation Z state that, once a consumer has provided six specific pieces of information, a lender has received an application for TRID purposes. These include:

  1. Name
  2. Income
  3. Social Security Number (to obtain a credit report)
  4. Property Address
  5. Property Value Estimate
  6. Loan Amount

It’s critical for lenders to understand (and document) when they have these six items because it starts the three-day clock to get a Loan Estimate out the door to the applicant. TRID allows institutions to strategically collect these six items to buy themselves more time but there are some things to consider if doing so.
