Auditing TRID: Revised Disclosures
When our team looks at TRID loan files, they spend a lot of time on revised disclosures. Why? Because every revised Loan Estimate or Closing Disclosure should have a story or a reason behind it. It’s common to find pieces of the story missing, which leads to violations. Some common errors they see include issuing a revised Loan Estimate to reset tolerances without a valid changed circumstance and failing to issue the revised disclosure within three business days of learning of a changed circumstance.
